Reporting to the Director of Marketing – Sales and Leasing, the Sales Director plays a strategic role in the commercialization of real estate projects. In this capacity, you are responsible for overall sales performance, the achievement of financial targets, and the project’s competitive positioning.

Working closely with the marketing team, you will define and implement sales strategies while optimizing processes to maximize conversion rates and absorption velocity. You will also ensure a consistent and structured client experience aligned with the brand positioning, while maintaining rigorous oversight of key performance indicators.

Role and Responsibilities

  • Participate in the development and implementation of the project’s sales strategy
  • Analyze key performance indicators (leads, conversion rate, absorption velocity, average price, inventory)
  • Track and communicate weekly, monthly, and quarterly sales targets
  • Ensure competitive positioning based on market conditions, pricing, and incentives
  • Establish high standards for follow-up, operational rigor, and customer service
  • Provide ongoing training on product knowledge, unit plans, and sales messaging
  • Coordinate the work of brokers and partner agencies when applicable
  • Oversee lead management and CRM usage
  • Optimize sales processes and customer journeys
  • Review and validate offers, negotiations, and transaction conditions
  • Ensure compliance of files, purchase agreements, and contractual documents
  • Ensure the proper operation of the sales office and model units
  • Maintain in-depth knowledge of the local market and competing projects
  • Identify opportunities to adjust pricing, incentives, or marketing strategy
  • Work closely with the marketing team to align campaigns with on-the-ground sales performance

Required Qualifications

  • Minimum of five (5) years of experience in residential real estate sales
  • Experience in the commercialization of new real estate developments (strong asset)
  • Strong knowledge of the Montreal residential sales market
  • Bilingualism in French and English required
  • Strong analytical skills and results-oriented mindset
  • Proven leadership with the ability to structure and motivate a high-performing team
  • Excellent negotiation and deal-closing skills
  • Proficiency with CRM tools and Microsoft Excel
  • Availability based on project needs, including weekends
