ROLE OVERVIEW
Bluevale Capital is seeking a Marketing Manager to oversee third party marketing agencies and external partners supporting branding, digital presence, and lease-up execution across new development and major repositioning projects.
This role is the internal owner for tenant-facing marketing delivery, ensuring that external agencies, property managers, leasing teams, and internal stakeholders are aligned around consistent brand standards, high-quality creative output, and measurable leasing performance.
The Marketing Manager will manage multiple concurrent lease-ups across Ontario, Alberta, and the US, acting as the central point of accountability for marketing execution, website delivery, onsite launch readiness, and partner coordination.
WHAT YOU'LL DO
Agency Leadership and Vendor Oversight
- Manage relationships with external branding, creative, digital, and lease-up marketing agencies
- Own scopes, timelines, deliverables, and performance expectations across partners
- Drive accountability to ensure work meets Bluevale quality standards and leasing objectives
Lease-Up Marketing Execution
- Lead the marketing workstream for residential and mixed-use lease-up projects
- Coordinate with third party property managers and leasing teams to support absorption and occupancy targets
- Ensure consistent execution of leasing collateral, listings, campaigns, and market outreach
BRAND GOVERNANCE AND PORTFOLIO CONSISTENCY
- Maintain and enforce Bluevale brand guidelines across developments and partner agencies
- Review and approve project positioning, messaging, visual identity, and tenant-facing materials
- Ensure cohesive execution across Ontario, Western Canada, and US markets
DIGITAL AND WEBSITE OVERSIGHT
- Oversee delivery and ongoing updates of project websites, landing pages, and leasing funnels
- Ensure strong lead capture, conversion-oriented design, and accurate leasing content
- Coordinate timely updates as availability, pricing, and campaign priorities evolve
ONSITE LAUNCH AND MARKETING READINESS
- Support physical lease-up launch execution including signage, presentation materials, and community marketing initiatives
- Coordinate with agencies and PMs to ensure onsite tenant-facing readiness at property level
- Align marketing outputs with operational execution and leasing strategy
PERFORMANCE REPORTING AND OPTIMISATION
- Monitor key lease-up marketing metrics including lead volume, cost per lead, conversion performance, and leasing velocity
- Provide concise weekly updates to Asset Management leadership on performance, risks, and adjustments required
- Drive course correction where agencies or campaigns are underperforming
WHAT WE'RE LOOKING FOR
EXPERIENCE
- 3 to 5 years of experience in real estate marketing, lease-ups, or agency-managed campaign execution
- Proven success managing third party agencies and coordinating cross-functional stakeholders
- Strong execution discipline in deadline-driven development and launch environments
